Marrakech Riad
The appeal of buying a riad in the ancient medina of Marrakech is the pleasure of owning a unique piece of history, in a style that is particular to the city. These intriguing buildings, arranged around a central courtyard, are less ornate than elsewhere in Morocco, and have a great attraction for European buyers. Every one is a different shape as over the centuries they have been divided up. This means you might find your bathroom over your neighbour’s sitting room!
This riad retains its original floor tiling, which is continued as a frieze around the lower walls. There is also attractive wrought iron work around the balconies on the upper floors. It is almost certain that during the course of renovation the new owner will want to re-arrange the present spacious accommodation and incorporate ensuite bathrooms into the bedrooms. It is therefore important to know the floor area to calculate how best to arrange the space. In this riad the ground floor measures 130m² of which is 40m² is the interior courtyard.
This amount of space should allow for a sitting room, kitchen and at least 4 bedrooms with ensuite bathrooms. Of course there is also the roof terrace which in such a dry climate is used constantly for dining and relaxing. The terrace has panoramic views over the medina.
The riad is situated only five minutes from the world heritage site of the Djemaa el Fnaa square, and two minutes from the nearest parking, in the Ben Salah area. Although there is restoration work to be done, it is not too daunting, and should be achievable within a quite modest budget. Our colleagues in Marrakech are able to recommend architects, builders and artisans, whose costs and materials are much less expensive than we are used to in the UK.
