House
The front door opens into a large room (38 sq m - currently used as the dining room) with stone floor, exposed beam ceiling nd exposed stone wall. This room also retains the main axle and geared cog wheels of the original mill (the mill race is on the far side of the wall) which make a great feature. To the left a door opens into the kitchen (27 sq m) with terracotta tiled floor, exposed beam ceiling, stone fireplace and fitted units. Off the kitchen is a good size pantry (7 sq m) with terracotta tiled floor. A door from the kitchen opens back onto the front garden.
A wooden staircase rises from the dining room to a large room (36 sq m - currently used as an informal living room / library) with wooden floor and exposed beam ceiling. This room originally houses the two grinding stations with their millstones and these stations remain and have been encased in wooden frames. Grounds
The property sits on a plot of 2554 sq m and includes two islands. To the front of the house is an attractive and mature garden with lawn, trees, shrubs and flower borders as well as ample parking space. To one corner of the front garden is a small outbuilding that houses the oil tank for the oil-fired central heating boiler. To the rear of the house is the terrace overlooking the mill pond and race - to one side of this is an attached outbuilding with a room (possibility of making this into a fourth bedroom - renovation work is completed). A door from this area leads through to an island garden. A bridge from the rear terrace crosses the mill pond to a larger island (320 sq m) with trees grass and from here another bridge leads across to the part of the garden on the far side of the mill stream.

The market town of Ruffec (which has all main facilities including TGV links to Paris) is only 10 km and the nearest airport (Angouleme) 30 minutes' drive.
