This spacious and elegant townhouse, near the heart of the prosperous town of Cognac, has a private garden, pool and provides many possibilities.
House
Main reception floor
A sweeping set of stone steps lead up to the front door which opens into a generous entrance hall (11 sq m) with wooden floor and high, corniced ceiling. To the left a wide doorway opens into a suite of two reception rooms (30 sq m in total) with wooden floor, attractive moulded plaster work and views over the garden. To the right of the entrance hall an internal hallway provides access to the remaining rooms on this floor. To the left is the large sitting room (36 sq m) with wooden floors, ceiling rose and plaster ceiling with cornicing. Straight ahead is the dining room (18 sq m) again with wooden floor and plaster ceiling with cornicing. To the right is the kitchen (10 sq m) which has a curved, exposed stone feature wall.
To the rear of the entrance hall is a second internal hallway which provides access to a ground floor WC and a walk-in coat and boot room (complete with bath - one of the rooms on this floor used to serve as a bedroom). At the back of the hall the wooden staircase rises to the first floor landing.
First floor
The stairs rise to an L-shaped landing, off which are four bedrooms (29 sq m, 18 sq m, 16 sq m, 15 sq m), one of which has an ensuite shower room (shower and washbasin) and the largest of which has a fireplace. Also of this landing are a WC, a shower room (shower and washbasin) and a bathroom (bath and washbasin). A door from the landing opens onto a balcony with views over the garden.
Second floor
The stairs continue to the second floor where there are two store rooms and a large room (about 25 sq m) which could easily be converted into an ensuite bedroom.
Lower ground floor
A door at the back of the main entrance hall provides access to a staircase that descends to the lower ground floor. Down here there is a second entrance hall (as there is a door to the garden directly below the main entrance) with a very attractive tiled floor. Off this hall there is a large and light reception room (22 sq m) with part-panelled walls and a large fireplace. Further up the hall is a room (16 sq m) with a tiled floor and a fireplace. Also down here are the boiler room / utility room, a store room and a large wine cellar.
The lower ground floor could, with a little work, be transformed into an independent unit, ideal for an elderly relative, teenage children or as owner's accommodation if the main house were to be used as a bed and breakfast.
Garden
The house sits on a plot of 1610 sq m with a gravel parking area (there is also a covered parking bay) and lawns. The garden is well stocked and has some very attractive shrubs, borders and specimen trees. To one corner is a large swimming pool (12m x 6m) with pool house. The garden has fine views over the town.
This is a lovely townhouse in a very desirable part of Cognac. Houses such as this rarely come onto the market, particularly houses with large gardens. Within easy walking distance of the centre of town and with plenty of parking space, this house would make a wonderful family home or a charming bed and breakast.
